This package includes:
- Advertising, publishing and marketing the property for rent.
- Showing the property to potential renters.
- Screening potential renters to check their financial stability, rental history and background to protect the landlord’s interests as good as possible.
- Drafting the legally verified rental contract in Catalan or Spanish.
- The rental contract will be expanded with include all possible legal clauses of the Ley de Arrendamientos Urbanos (LAU) to maximize the rights of the Landlord in regard to the property. The clauses to include in the final draft of the rental contract will be discussed with the landlord.
- Drafting the rental contract attachment with the inventory, including photographs and other relevant audiovisual material.
- Availability for assistance to the landlord at the time of signing the contract.
- The signature of the Real Estate Manager (G.I.P.E.) is included in the lease agreements, guaranteeing legal liability.
Extra services:
The following services are available for an additional cost. The additional costs are dependable on which extra service(s) is requested.
- Renewal or application for the energy certificate and certificate of occupancy with our collaborating architects. These certificates are mandatory attachments of the rental contract.
- The mandatory registration of the deposit with the competent authority, depending on the Comunidad Autónoma (C.A.).
- The name change of the utilities to the new renter.
- Administration and arbitration during the duration of the rental contract, including the drafting of the rental termination contract and the request for the return of the deposit from the competent authority and the deposit settlement between the parties.
